We invest exclusively in:

  • Mobile Home Parks (MHPs) – family and workforce communities

  • Long-Term / Extended-Stay RV Parks (RVPs) – not short-term vacation/tourism RV parks

  • Mixed MHP/RVP Communities – combined sites with stable long-term residency

These asset types allow us to meaningfully improve affordable housing while generating steady cash flow.

Mobile Home Parks We Target

Ideal MHP acquisitions include:

  • 25 to 200+ lots

  • Public utilities preferred (city water/sewer) but well/septic are also viable

  • Strong demand indicators including population grown, employment base, education, healthcare, and industry

  • Stable or improving markets in small- to mid-sized metros

  • Room for operational improvement through infill opportunities, improved collections, expense management

  • Value-add potential through repairs, roadway upgrades, lighting, resident communications, and improved management

We target both stabilized communities and value-add properties where clear improvements can increase occupancy and long-term NOI.

RV Parks We Target

We focus on extended-stay and workforce-oriented RV parks, typically with:

  • 25 to 200+ pads

  • Full hookups and metered utilities

  • High proportion of long-term residents (monthly or seasonal)

  • Demand from local employers, contractors, plants, or infrastructure projects

  • Opportunities to enhance management, utilities, safety, or amenities

We generally do not acquire short-term vacation RV parks, campgrounds, or properties reliant on nightly/weekly tourism traffic.

Deal Size & Capital Structure

Our typical acquisition range:

  • Purchase price: $500,000 to $10,000,000+

  • Community size: 25–200+ lots or pads

  • Cap rates: Market dependent, value-add considered

  • Location: Southeastern United States

We can close with cash, bank financing, or seller financing.


We are flexible and can accommodate unique seller needs or phased closing structures.

We prefer markets:

  • Increasing population

  • Within 60–90 minutes of major employment or education centers

  • With healthy demand for affordable housing

  • With stable demographics and reasonable regulatory environments

Signs a Property Is a Good Fit

Your property might be a strong fit if:

  • You have vacant lots that could be filled with new homes

  • You have residents who want to stay long-term, but the park needs systems, policies, or better management

  • You’re looking to simplify ownership and transition the property to experienced operators

  • The park needs capex improvements (roads, utility upgrades, tree work, lighting, etc.)

  • You want a fair, confidential conversation with direct decision-makers

We buy properties in any condition—from stabilized, well-run communities to heavy value-add opportunities that need a ton of work.

What we don’t buy

To avoid wasting your time, here’s what we typically do not pursue:

  • We simply don’t have the marketing infrastructure to support the turnover that accompanies such parks.

  • In our opinion, there is too much vacancy and too much turnover with such properties - making them misaligned with our objectives.

  • Or risk level is rather low, and we do not have the expertise to deal with environmental issues.

  • If the population level in the immediate area is falling, we are not interested. If there are no major employers in the area, we are not interested.

  • If the City or County are going to harass owners of Mobile Home Parks and/or RV Parks in the area, we are not interested.
